Charging stations for businesses and car parks

For some non-residential buildings, the issue is no longer whether charging points will be installed, but by when. The deadline is 1 January 2027, and as it approaches, securing capacity will become increasingly difficult.

Status as of October 2026. Below is a summary, not legal advice; specific obligations for your building are verified before the proposal.

What the law requires

Requirements for charging points at buildings stem from Section 167 of the Building Act and Decree No. 146/2024 Coll. On construction requirements. They differ depending on whether it is a new or existing building.

Cable preparation in existing buildings is usually cheaper than installing the full number of stations, but it must be done properly. The route, cable size and space in the distribution board are set once; adding a station to a prepared bay then takes just a few hours.

At the car park, the number of stations is not decisive; what matters is how much power the building has available and how it is distributed.

Power is shared; otherwise, the connection is upgraded

When full power is calculated for each parking space individually, the required input becomes so high that the supply connection must be upgraded. At company car parks, this is by far the most expensive item in the entire project and often the longest to complete.

Controlled charging handles this differently: it distributes the available power among the vehicles currently connected and ensures the building's capacity is not exceeded. Vehicles remain parked for hours, so slower charging does not pose a problem. This usually allows the system to fit within the existing connection.

Apartment buildings and garages

For apartment buildings, an agreement is added to the technical specifications. The assembly's consent determines who pays for the electricity consumed and how to proceed if another owner wishes to install a station. Therefore, preparation is made for multiple parking spaces at once, even if only one station is installed initially. Cutting new routes in finished garages later is the most expensive way to achieve this.

Must our building have a charging station?

It depends on the building type and the number of parking spaces. For new and significantly renovated non-residential buildings with more than ten parking spaces, a charging point and cable duct are required for every fifth space. For existing non-residential buildings with more than twenty parking spaces where energy is used for heating or cooling, at least one charging point per ten spaces, or alternatively cable preparation for at least half of the spaces, is required by 1 January 2027. This stems from Section 167 of the Building Act and Decree No. 146/2024 Coll. We will verify the specific obligation for your building before preparing the proposal.

How many charging points can be connected to a single supply connection?

More than usually expected, as charging occurs at different times and power can be shared. Smart charging distributes available power among connected vehicles instead of requiring each parking space to draw full power simultaneously. This typically avoids the need for supply reinforcement, which is often the most expensive item for larger car parks.

How is electricity consumed by employees billed?

The station can identify users via card or app and maintain individual consumption records that can be passed to payroll or accounting departments. For visitor parking spaces, payment is made through the app. The billing method should be resolved during the design phase, as it affects equipment selection and connectivity requirements.

Can you also handle apartment buildings and garages?

Yes, and this is a different situation than with a detached house. The decision rests on the approval of the owners' assembly, the allocation of electricity costs, and the fact that garages are generally planned for a gradual increase in charging stations. Therefore, preparations are made for multiple stations at once, even if only one is installed initially.
